What you get for it
Rent tracking and indexation are table stakes — both do them. The difference is not a longer feature list, it is what happens around the rent and who else gets to use it. A portfolio is not run by one person alone, and everyone else in it currently works from a spreadsheet you email them.

Everyone gets their own login
Your accountant, a colleague and the owners you manage for each get a seat scoped to what they actually need. Your accountant sees the books and the export but never your tenants’ personal data. Tenants get a portal for their lease, payments, documents and reporting a problem.
AI that reads your actual documents
Report a repair and it reads the signed lease to work out who pays, quoting the clause it relied on — and where the lease is silent, it applies the rules for the region the property sits in. Leases are drafted and summarised the same way.
Work that happens without you
Rent charges generated on schedule, indexation drafted at each lease anniversary, payment reminders and overdue chasing, tenant onboarding, task and appointment reminders. The point of the software is the month you do not think about it.
