Why Automate Rent Indexation?
In Belgium, rent is indexed annually based on the official health index published by Statbel. However, the indexation is not automatic — the landlord must actively request it. This means many landlords lose rental income simply because they forget to index, miss the anniversary date, or use incorrect index values.
ImmoDesk automates this entire process. The system monitors the anniversary dates of all your leases, fetches the official health index values from Statbel, and calculates the new rent using the legally mandated formula. You just review and approve.
The Belgian Formula
New Rent = Base Rent × (New Health Index / Base Index)
The base index is the health index from the month before the lease was signed. The new health index is the one from the month before the anniversary date. ImmoDesk stores both values and performs the calculation automatically.
For other countries, ImmoDesk automatically applies the correct formula: CPI with a government-set cap for the Netherlands, VPI ratio for Germany, reference interest rate for Switzerland, IRL quarterly index for France, and more.
Legally Compliant Indexation Letters
ImmoDesk automatically generates indexation letters that comply with Belgian legislation (Art. 1728bis Civil Code). Letters are available in Dutch, French, and English, and include:
- The base rent amount
- The base index and corresponding reference month
- The new health index value
- The calculated new rent amount
- The effective date of the new rent
- The legal basis and reference
